Reality check

Why every cost estimate you've seen is probably wrong

Search β€œDubai company formation cost” and you'll find two types of results. Formation companies quoting $5,000 – $6,000β€œall-inclusive packages” that turn out to be anything but. And blog posts from 2022 with outdated numbers that don't reflect current pricing.

The reality: the total Year 1 cost for a Dubai free zone company is typically 40–60% higher than the headline number. That's because the β€œpackage price” usually covers only the trade licence and virtual office. It doesn't include individual visa processing, medical tests, Emirates ID, mandatory health insurance, establishment card fees, document attestation, or the dozen other line items that quietly add up.

I learned this the hard way when setting up my own company in the UAE. The quote said one number. The final bill said something very different. VisaDubai.ai exists partly because of that frustration. So here's the full, honest breakdown.

Watch out

The costs nobody warns you about

!
Corporate tax compliance

Since June 2023, the UAE charges 9% corporate tax on taxable income above AED 375,000. Free zone businesses can qualify for 0% on qualifying income, but you still need to register with the Federal Tax Authority and file returns. Budget $1,000/year – $3,000/year for an accountant, even if your tax bill is zero.

!
Bank account frustration

Opening a UAE bank account as a new free zone company can be surprisingly difficult. Some banks reject new businesses, require large minimum deposits, or take 3–4 weeks to process. Wio Bank and Mashreq Neo are the most startup-friendly options. Don't wait. Apply immediately after receiving your licence.

!
Health insurance is mandatory, not optional

You cannot activate your residence visa without valid UAE health insurance. Basic plans start at ~$500/year, but decent coverage costs $800 – $1,500. If you're sponsoring family, multiply accordingly.

!
Visa costs are per person

Every employee, partner, or dependent needs their own visa processing: medical, Emirates ID, stamping, and insurance. A family of four can add $8,000 – $12,000 to your Year 1 costs.

!
Renewal costs catch people off guard

Your licence renewal is due annually. If you miss the renewal window, there are late fees and your visa status can be affected. Budget for Year 2 renewal from Day 1. It's typically 60–75% of Year 1 cost.

!
The "free" in free zone doesn't mean free

Free zones offer customs duty exemptions and simplified regulations, not free company setup. It's a common misconception among first-time founders.

Practical tips

How to keep costs down

1
Choose the right free zone, not the cheapest one

SPC at $3,600/year looks attractive but has limited activity codes. If your activity isn't covered, you'll need to switch zones later, paying setup costs twice. Getting it right the first time saves money long-term.

2
Start with a virtual office

Unless you need a physical space for client meetings or warehousing, a virtual office package saves $3,000/year – $15,000/year. You can always upgrade later.

3
Don't over-allocate visas

Most packages include visa allocation for 1–3 people. Only pay for what you need now. Adding visas later is usually possible and cheaper than paying upfront for slots you won't use.

4
Compare insurance properly

Health insurance prices vary dramatically between providers. Get 3–4 quotes before choosing. Some formation companies bundle overpriced insurance. You're usually better off sourcing your own through a broker.

5
Handle simple tasks yourself

PRO services (document processing) are convenient but add $300 – $800. For straightforward setups, many steps can be done online through the free zone portal. Save PRO fees for genuinely complex situations.

Long-term view

How costs change over time

Year 1 is always the most expensive because it includes one-time setup costs: registration, establishment card, initial visa processing. Years 2 and 3 are cheaper but still significant because of licence renewal, office renewal, and insurance. Here's the typical trajectory for a mid-range setup (IFZA, 1 visa):

Cost ItemYear 1Year 2Year 3
Licence + office$5,750$4,500$4,500
Visa costs$2,500$300$300
Insurance$800$800$800
Accounting$1,500$1,500$1,500
Misc$650$400$400
Total$11,200$7,500$7,500
Cumulative$11,200$18,700$26,200
Over 3 years, this mid-range setup costs approximately $26,000. Compare that to operating a UK limited company with VAT, PAYE, corporation tax, and accountancy, and the UAE setup often works out cheaper before you even factor in the personal tax savings.
