The trade-off is location. DWC is 45+ minutes from central Dubai, and the surrounding area is still developing. There are fewer restaurants, banks, and everyday amenities compared to established districts like JLT or Business Bay. For businesses that do not need physical logistics, the remote location is a significant drawback with little upside.
Our recommendation:If you're in logistics, freight, aviation, or e-commerce fulfilment and need warehouse space or airport proximity, DWC is a strong choice. If you're a consultant, freelancer, or digital business with no physical goods, look at IFZA, Meydan, or DMCC instead.
What is DWC (Dubai South)?
DWC (Dubai World Central), now officially branded as Dubai South, is a master-planned economic zone built around Al Maktoum International Airport. Established by the Government of Dubai, it spans 145 square kilometres and is designed to become a self-contained city centred on aviation, logistics, and commerce.
The free zone sits adjacent to Jebel Ali Port, the largest port in the Middle East, and Al Maktoum International Airport, which is being expanded to become the world's largest airport. This dual air-sea connectivity is the core advantage of DWC for logistics businesses.
The former Expo 2020 site, now called Expo City Dubai, is located next to DWC. This growing district is adding offices, exhibition spaces, and mixed-use facilities that are gradually improving the area's infrastructure and amenities.
